How it works

Analyze a fix-and-flip deal in three steps

  1. 01

    Describe the property

Enter the address, property type, square footage, bedrooms and bathrooms. Address suggestions come from Google so the report shows the exact property.

  2. 02

    Enter the numbers

Add the after repair value (ARV), purchase price, construction budget, financing terms, hold time and closing costs. A live estimate updates as you type.

  3. 03

    Get the deal report

See estimated net profit, cash needed at closing, all-in cost, margin and return on cash, then save or share a branded two-page PDF.

What it calculates

Every cost between the offer and the sale

Most flips that lose money don't miss on the rehab. They miss on the costs nobody added up. The analyzer covers more than 30 line items, grouped the same way your report is.

Purchase & closing costs

Purchase price, loan points, attorney fee, title search and title insurance, recording fee, lender application fee, appraisal, oil tank sweep and prepaid property taxes and insurance.

Construction costs

Your rehab budget plus the interest and points on a construction loan over the hold period.

Holding costs

Interest on the purchase loan, property taxes and monthly carrying costs for every month you own the property.

Selling costs

Agent commission, the seller's share of the attorney fee and other closing costs on the resale, based on the after repair value.

FAQ

Deal analysis questions

What is a real estate deal analyzer?

A deal analyzer estimates the profit on an investment property before you buy it. It adds up purchase, closing, construction, holding and selling costs and subtracts them from the expected resale price (the after repair value) to show your net profit and the cash you need to close.

How do I calculate profit on a fix-and-flip?

Net profit = after repair value − purchase price − purchase closing costs − construction costs (including construction loan interest and points) − holding costs − selling costs. The Signature Realty NJ Deal Analyzer runs this calculation for you with every line item shown.

What is after repair value (ARV)?

ARV is what the property should sell for once the renovation is finished. It is usually estimated from recent comparable sales: multiply the average price per square foot of similar renovated homes nearby by the property's square footage.

Does the calculator include hard money loan costs?

Yes. Set the percentage of the purchase price you finance, the annual interest rate and the points, plus separate rate and points for a construction loan. Interest is calculated over your estimated hold time.

Why does the calculator include an oil tank sweep?

Many older New Jersey homes were heated with oil, and an abandoned underground tank can be expensive to remove. Buyers and lenders often ask for a tank sweep, so the analyzer includes it as a purchase cost.

Is the Signature Realty NJ Deal Analyzer free?

Yes. The deal analyzer is free to use, needs no account, and runs in your browser — your numbers are not stored on a server.
